Grass Lawn is our steady workhorse: established 1980s–90s streets, a genuinely good park at its center, and rents that run a notch under downtown and Overlake while sitting between both. We place families and dual-tech-income couples here who want a yard, calm streets, and a short hop to the Microsoft campus without paying Education Hill house premiums. Walkability is modest — this is a drive-to-errands neighborhood — but the commute is among the easiest in the city, with West Lake Sammamish Parkway and 520 close at hand. Rental stock is a mix of townhomes and single-family houses, so inventory is thinner than the apartment-heavy districts; we line clients up before a target house lists. Schools are solid: Rose Hill Middle is a 9/10 and the elementary assignments are good, though families chasing a 10/10 high school still lean toward Education Hill. A reliable fallback when downtown concessions dry up.
