Education Hill is our default answer for families relocating to Redmond who want top schools and a quiet street within reach of campus. Redmond High (10/10) sits inside the neighborhood, and the Einstein and Rockwell elementaries plus Redmond Middle round out a stack that draws engineers from across the metro. The trade-off is car-dependence: this is single-family-house territory, walkability is modest, and you will drive to the grocery store. Rental inventory is thin and mostly individually owned houses and townhomes, so when a good house lists it moves in days — we pre-qualify clients before the search starts and watch the spring listings closely. Microsoft's main campus is a 10–12 minute drive down the hill via Avondale and 520. For a one-car household that still wants the train, the downtown edge of the hill is the smart compromise.

Our advice
Before you sign a lease
- Most rentals are individually owned houses — nail down in writing who maintains the yard, gutters, and any septic before signing
- Asking rents spike on thin inventory here; comparable-shop against Grass Lawn and Kirkland's Rose Hill before agreeing to a number
- Confirm the school assignment for your exact address with Lake Washington SD — boundaries split mid-hill and the listing may guess wrong
