Downtown Redmond is the placement we reach for when a Microsoft family or single hire wants Eastside life without a car commute — the 2 Line opened here in May 2025 and reshaped the math overnight. We put clients in the new mid-rise lease-ups around the station and Town Center, where groceries, restaurants, and the train are all a flat walk away. East-of-166th buildings sit closer to the quieter Connector greenway, while the Cleveland Street blocks are louder but liveliest. Brand-new lease-ups still cycle concessions — four to six weeks free is common in winter — so flexible movers do well between November and February. Schools are the trade-off: Redmond High is a genuine 10/10, but downtown skews young professional and the elementary assignment is good rather than blue-chip, so true family searches usually drift to Education Hill. Budget honestly — parking is unbundled in nearly every new building.

Our advice

Before you sign a lease

  • Lease-up concessions are amortized — your renewal is quoted at face rent, so negotiate a renewal cap in writing before signing
  • Parking is almost always unbundled in the new station-area buildings ($125–$225/mo); confirm whether a stall is even available
  • Several downtown blocks are still active transit-oriented construction sites through 2027 — check the pipeline next to your unit for early-morning noise
