Woodstock is the close-in southeast at its most settled — a leafy grid of bungalows around a walkable boulevard, with two of the better-rated PPS elementaries inside the neighborhood. We place families here who want walk-to schools and a real main street without Lake Oswego's commute or price tag, and most stay put once the kids are enrolled. The Crystal Springs Rhododendron Garden and Reed College canyon give it a green, almost suburban calm that belies how close it sits to the Hawthorne and Division action. Housing is overwhelmingly house and plex rentals with yards, so true apartments are scarce; three-bedroom seekers should start their search 45-60 days out on the school-year cycle. The trade-off is transit — bus service is workable but thin, and most households here keep a car. We steer families to the blocks within a few minutes' walk of Woodstock Elementary for the best of the village.

Our advice
Before you sign a lease
- Verify the school catchment with the PPS address lookup — the Woodstock and Lewis boundaries split the neighborhood
- Older bungalows here frequently have buried oil tanks; request the decommissioning certificate
- House rentals often push lawn, gutter and leaf-cleanup duties to the tenant — read the maintenance clause before signing
