Sellwood-Moreland is where we send families and dog owners who want close-in Portland without the volume turned up. It runs on a village rhythm — antique row errands, Llewellyn drop-off, Saturday at the nature playground — yet the Springwater Corridor makes downtown an easy, entirely car-free bike commute. The rebuilt Sellwood Bridge also makes this the best eastside base for OHSU and Lake Oswego commuters, a pairing most clients don't expect. Rentals skew toward houses, plexes and small 1990s complexes; true apartments are scarce, so families needing three bedrooms should start their search 60 days out, especially for the school-year cycle. The trade-off is nightlife and transit — bus service is thin and evenings are quiet, which is either the bug or the feature. We usually steer clients to the blocks between SE 13th and 17th for the best walk-everywhere balance.

Before you sign a lease
- South and east edges touch the Johnson Creek floodplain — check the flood map and ask about renters-insurance flood riders
- Older Sellwood houses frequently have buried oil tanks; request the decommissioning certificate
- Units fronting SE Tacoma Street carry steady bridge traffic — view at 5pm, not midday
