Mt. Tabor is for relocations that put nature and quiet first while staying genuinely close-in — you live on the wooded flanks of an extinct volcano, with trail access, reservoir views and a car-free Sunday park essentially in your yard. We place outdoorsy professionals and families here who would otherwise look at the suburbs but can't give up a 15-minute hop to the eastside's restaurants. The housing is overwhelmingly hillside single-family and plex rentals with yards, which makes it dog-friendly and three-bedroom-realistic but thin on true apartments. Two honest trade-offs: the hill means real grades to walk and bike, and transit thins as you climb, so most households keep a car. Schools rate solid-not-spectacular, and the Belmont and Hawthorne strips are a downhill walk but an uphill trudge home. We steer clients to the lower western slope for the best balance of walkability and the view they came for.

Our advice

Before you sign a lease

  • Hillside houses can sit on shared sewer laterals and tricky stormwater drainage — ask who pays when they fail
  • Steep driveways and unpaved flag lots are common; check winter access and whether the tenant handles leaf and gutter duty
  • Older homes on the slope frequently have buried oil tanks — request the decommissioning certificate
