Irvington is our quiet workhorse for families who want a yard, a craftsman porch and a genuinely short hop to downtown, the Lloyd offices or the airport. The rental stock is unusual: grand homes split into flats, well-kept duplexes and a steady supply of ADUs, mostly run by small landlords rather than management companies — leases move on relationships and references. School catchments matter block by block here; the northeast corner feeds top-rated Alameda while central blocks feed Irvington Elementary, so we verify every address against the PPS boundary lookup before clients fall in love. Trade-offs are modest: nightlife is a bike ride away and Broadway carries real traffic at rush hour. Spring listings go fast, but November through January is forgiving. For value, look at the blocks between NE 14th and 24th north of Knott — same architecture, gentler prices than the historic showpiece streets.

Our advice

Before you sign a lease

  • Pre-1930 homes: ask for the decommissioned oil-tank certificate and any radon test results — the Alameda Ridge is a known radon pocket
  • Historic-district rules slow exterior repairs; confirm who handles (and how fast) window, porch and roof fixes
  • Verify the actual school catchment with the PPS address lookup — listing claims about Alameda are wrong surprisingly often
