Pacific Relocation's take

For clients who want the best food-per-block address on the eastside.

Division and the Hosford-Abernethy blocks behind it are where we place clients who treat a great restaurant street as a core amenity — this is one of the West Coast's densest runs of acclaimed kitchens, with the quiet diagonal streets and rose gardens of Ladd's Addition tucked right behind it. It draws our food-minded professionals, couples and creative-industry households, and it pairs walk-everywhere energy with genuinely calm residential pockets a block off the strip. Housing splits sharply: a wall of newer Division Street mid-rises with parking and laundry, versus craftsman house and plex rentals through Ladd's and toward the river. Schools rate middling, so most placements here skew to households without school-age kids, though Abernethy's garden-and-kitchen program is a draw for those who have them. The honest caveat is noise and parking — Division-facing units hear weekend restaurant crowds late, and street parking is permit-tight, so we steer clients to the interior blocks and treat a dedicated stall as a deal-maker.

Our advice

Before you sign a lease

  • Division-facing units hear restaurant and bar crowds late on weekends — view on a Friday evening with the windows open
  • Oregon's rent-increase cap excludes buildings under 15 years old, which covers most of the new Division mid-rise stock
  • Street parking is permit-zoned and tight near the strip — confirm the unit qualifies for a permit and what guest parking looks like
