Hollywood and the Grant Park blocks behind it are where we land families who need a real public-transit anchor without giving up a porch and a lawn. The Hollywood Transit Center is the quiet selling point — one MAX ride to PDX, downtown or the convention center makes this our default for clients who fly weekly or want to ditch a second car. Grant High's rebuild and the Alameda catchment on the northern blocks give school-focused families options that close-in eastside neighborhoods rarely match. Stock splits between newer apartment buildings clustered around the transit hub and Grant Park's craftsman house-and-plex rentals; we send car-free clients to the former and families to the latter. The honest trade-off is the Sandy Boulevard and 42nd Avenue arterials, which carry traffic and some late-night noise — view interior blocks, not the corridor edges.

Our advice
Before you sign a lease
- Units fronting NE Sandy Blvd or the MAX line carry steady traffic and train noise — view with the windows open
- Verify the school catchment with the PPS address lookup — the Alameda boundary cuts through these blocks and listings overstate it
- Older plex conversions near the transit center sometimes share meters; confirm the utility split in writing
