Hawthorne and the Richmond blocks behind it are the version of Portland people move here for: bungalows under big trees, two of the city's best walking streets, and coffee that ruins you for other cities. We place young families and creative-industry professionals here most often — Richmond Elementary's Japanese-immersion program is a quiet superpower for internationally mobile households. The trick is the noise gradient: live on the numbered avenues mid-block between Hawthorne and Division and you get silence at night with both strips a five-minute walk away. Housing is mostly plex conversions and house rentals, with newer elevator buildings concentrated on Division for clients who need parking and laundry. Inventory peaks June through September alongside the rest of the eastside; winter renters get real leverage. Cyclists should test the Lincoln-Harrison and Clinton greenways — many of our placements here go car-free within six months.

Our advice
Before you sign a lease
- Converted plexes often share meters — confirm in writing how water/sewer and electricity are split
- Oregon's rent-increase cap does not apply to buildings under 15 years old, which includes most of the new Division stock
- Basement units in 1910s bungalows can seep in winter — viewing in August hides it; ask about sump pumps and past claims
