Buckman is the densest, most central slice of the inner east — a flat grid wedged between the river bridges and 28th Avenue, where a downtown commute is a ten-minute walk across the Burnside Bridge. We place urban-minded professionals and couples here who want maximum walkability and bike access without the Pearl's price or polish. The housing is the most varied in our Portland book: older plex conversions and apartment courts on the interior blocks, plus a steady wave of newer mid-rise buildings near the bridges with the parking and laundry that car-free clients still occasionally want. Schools are middling and the western blocks brush the Central Eastside's industrial edge, so this skews to households without school-age kids. We warn clients that Burnside, Belmont and Morrison carry real traffic and some late-night energy, and that the riverfront blocks see houseless camping cycles — view the specific block at night, and favor the calmer interior streets between 12th and 20th.

  • Blocks near the Central Eastside and riverfront see houseless camping and overnight noise cycles — view the specific street after dark
  • Older plex conversions often share water and heat meters; confirm the utility split in writing
  • Oregon's rent-increase cap excludes buildings under 15 years old, which covers most of the newer stock near the bridges
