Mississippi and the Boise blocks around it are the close-in eastside with the volume up — a reclaimed commercial strip, food carts, music halls and a bike-everywhere culture that our younger professional and creative-industry clients gravitate to. Rents still sit a notch below Hawthorne or Alberta for comparable walkability, which keeps it on our value shortlist. The honest caveat is schools and history: in-catchment public ratings are low, and this is a neighborhood actively reckoning with displacement, so we ask clients to land here as long-term neighbors, not tourists. Housing is 1900s bungalows, plex conversions and a steady wave of newer mixed-use buildings along Mississippi and Williams; live a block off the strips for quiet nights. Weekend evenings are busy year-round, and summer brings the Mississippi Street Fair crowds — visit on a Friday night before committing to a strip-facing unit. Winter is the negotiating season here, like the rest of the eastside.

Our advice
Before you sign a lease
- Strip-facing units on Mississippi and Williams get weekend bar and street-fair noise until late — view on a Friday evening
- Gentrification-era flips are common; pull the permit history, as unpermitted basement bedrooms without egress show up regularly
- Knob-and-tube wiring lingers in un-renovated bungalows and can complicate renters insurance
