Pacific Relocation's take
The neighbourhood where you can actually live without a car.
Uptown is our pick for clients who want the most complete everyday-errands walk in the city — Sixth Street's grocers, pharmacies, and bakeries, Royal City Centre for all-weather shopping, and Moody Park's pool and courts all within a few flat blocks. It suits single professionals, young couples, and budget-minded families who want walkability and Herbert Spencer, the top-rated elementary in the district, in reach. The stock is mostly solid mid-century concrete walk-ups at noticeably gentler rents than downtown towers, and a softening market means renters have room to negotiate. Transit is good but bus-based rather than SkyTrain — the Expo Line is a 10–15 minute walk or short bus downhill, so test that commute before assuming it works. The honest trade-off is that Uptown is more practical than picturesque; it trades waterfront glamour for genuine livability and value. We tell clients who prize daily convenience over a view that this is the one. Inventory in the better-run concrete buildings turns slowly, so we start the search early.

Our advice
Before you sign a lease
- Many Uptown buildings are older concrete walk-ups with electric baseboard heat — ask about winter hydro bills and confirm the elevator situation if you're on an upper floor
- Some Sixth Street suites sit above busy retail — tour at street level for noise and confirm whether parking is included or a paid add-on
- The Expo Line is a walk or bus away, not at your door — test your real commute downhill at rush hour before committing
