The Brewery District redevelopment has wrapped the Sapperton station in new rental towers, a full-size grocery, and shops, while the East Columbia heritage strip keeps a real village high street of cafés and delis a block away. It suits hospital staff, transit-first professionals, and couples who want connected, walkable living without downtown's density. A softening market and recent lease-ups mean the new towers are competing on free months and incentives right now. Families fit moderately: Richard McBride is a solid catchment elementary, but the secondary options rate mid-pack, so school-first families often look to Queens Park. The honest trade-off is that this is a busy hospital-and-rail node — ambulances, the guideway, and construction are part of the soundtrack.   • Units near Royal Columbian can hear ambulance and helicopter traffic at all hours — confirm the orientation and tour at a realistic time of day
  • Many Brewery District tower lease-ups quote net effective rent after a free month — confirm the gross face rent and renewal number in writing
  • Older East Columbia heritage suites can have dated heating and parking constraints — inspect in person and confirm whether a stall is included
