Queensborough is our pick for families who want a newer home with a bit of ground and a riverside trail at the door, on a Lulu Island budget that undercuts the mainland side of the city. The housing skews to newer townhomes and Port Royal's ground-oriented homes, which makes it one of our easiest large-dog and young-family placements anywhere in New Westminster. Day-to-day it's quiet and green — the Queensborough Riverfront Trail, Ryall Park, and a modern community centre anchor weekends — with the outlet mall at Queensborough Landing covering big-box errands. The neighbourhood is genuinely diverse, with a deep South Asian community and a good run of Punjabi, Filipino, and Chinese kitchens along Ewen Avenue. Be candid about two trade-offs: it sits across the river on Lulu Island, so it's a car-first neighbourhood with no SkyTrain and a bridge between you and downtown, and the catchment schools rate below the district average. We steer school-first families to Queens Park instead, but for newer space, quiet, and value, Queensborough is the one. The rental market is thin, so start early.

Our advice
Before you sign a lease
- Queensborough is on Lulu Island across the Queensborough Bridge — test your real rush-hour drive off the island before assuming the commute works
- Parts of the island are low-lying with dike-managed drainage — ask about flood history, sump pumps, and insurance before signing a ground-floor or townhome lease
- There's no SkyTrain here and bus service is limited — budget for a car and confirm parking is included with the unit
