It's our top family pick in the city: Herbert Spencer is the district's strongest elementary, the streets are genuinely quiet and tree-lined, and the park's petting farm, stadium, and trails make it an easy sell for clients with kids and a dog. Rentals are heritage houses, character suites, and ground-level units with yards, which makes this one of our easier large-dog and family placements anywhere in the metro. Because so much stock is owner-held character housing, the rental market here is thin and turns slowly, so the value is in the lifestyle rather than the price — and rents hold steadier than the tower districts. The honest trade-off is transit and errands: there's no SkyTrain in the enclave and daily shopping means a walk or short drive to Uptown or downtown. Our advice
Before you sign a lease
- Many rentals here are suites in older heritage houses — confirm the suite is legal, separately metered, and that yard and shared-utility duties are spelled out in writing
- Heritage and character homes can have dated heating, knob-and-tube wiring, and drainage issues — inspect basements and windows in person, especially in this rainy region
- There's no SkyTrain in the enclave — budget for a car and test your real commute and school drop-off route before committing
