The South End is our value pick for clients who want walkable, character-home living but can't stretch to the Old City Quarter's prices — it's the same harbour, the same flat walk downtown, for noticeably less. We place tradespeople, first-time renters and creative households here, in 1900s miners' cottages and houses split into suites along Haliburton and the Victoria Road blocks. The honest trade-offs are real and we never soften them: this is Nanaimo's most economically mixed neighbourhood, catchment elementary ratings are the weakest in the city, and a handful of blocks carry visible street disorder — we always walk a placement after dark before anyone signs. The upside is a genuinely tight-knit community (the South End Community Association is one of the most active in town), Deverill Square for families, and Wolf Brewing as the local living room. Stock is older and variable, so we view everything in person and check the suite is legal. Micro-location: the blocks uphill toward Needham and Milton are the quietest and most consistently cared-for.

Our advice

Before you sign a lease

  • Unpermitted suites are common in older South End houses — confirm the suite is registered with the City before signing
  • Heritage cottages often run on aging knob-and-tube wiring or oil heat — ask for an electrical/heating disclosure and 12 months of utility bills
  • Micro-location varies block by block — view the unit after 9pm, especially on the blocks closest to Nicol Street and the harbour industrial edge
