When clients arrive with kids and a school spreadsheet, we start here: Dover Bay Secondary and the Randerson Ridge–Hammond Bay–McGirr elementary cluster are the strongest public options in the city, and the catchments price accordingly. The neighbourhood is unapologetically suburban — you will drive — but the compensation is Neck Point and Piper's Lagoon, two of the finest shoreline parks on the Island, plus Woodgrove for everything practical. Detached homes with suites dominate; whole-house rentals are scarce and lease within days, so we pre-qualify clients and view within 48 hours of listing. Newer condos near Woodgrove and Metral Drive are the realistic entry point for couples. Micro-location advice: east of Hammond Bay Road buys walkability to the waterfront parks; west of the Island Highway buys newer stock and an easier Lantzville commute. Verify catchment addresses before signing — boundaries between Dover Bay and Wellington run mid-neighbourhood.

  • Newer stratas often restrict rentals, BBQs and pets in ways listings omit — request the bylaws, not a summary
