Departure Bay is where we place clients who split their week between the Island and the mainland: the BC Ferries terminal sits at the south end of the neighbourhood, so a walk-on Horseshoe Bay crossing starts from your front door. Mornings here look like the beach walkway with a coffee from Drip; evenings are quiet, view-tilted streets that climb fast from the water. Most rentals are suites and whole-floor flats in 1960s–70s homes, so quality varies more than the listings suggest — we view everything in person. School ratings are middling, which is the honest trade-off against North Nanaimo for families. Micro-location tip: streets east of Departure Bay Road get the beach lifestyle without the summer ferry-queue traffic; ask us about the Cilaire slope for morning sun. Before you sign a lease
- Summer ferry-queue overflow clogs Departure Bay Road on long weekends — check whether your driveway access is affected
- Suites in older view homes: get utility splits, laundry access and oil-tank status in writing
- Some hillside homes carry steep, unlit driveways — a real issue in the two icy weeks each winter
