Mountain Park is our go-to when a family wants the Lake Oswego district and a real budget ceiling. It's a 1970s planned community of condos and townhomes terraced into a wooded hillside, with its own HOA rec center, pools, and a private trail network most residents fold into daily life. We send clients here who'll trade walk-to-downtown convenience and a detached house for lower entry prices, in-unit value, and serious green space out the back door. The honest trade-offs are the car-dependent hillside layout, steep streets that can be a chore in the rare ice event, and HOA dues that fund all those amenities. Confirm which HOA tier and rec-center access come with a given unit, because they vary block to block, and check the assigned school carefully — the hillside straddles more than one attendance area.

  • HOA dues and rec-center access tiers vary by sub-association — confirm in writing exactly what your lease includes before signing
  • Steep private streets and limited transit make this effectively car-required; budget for parking and winter-tire readiness on the grades
