Our first answer for buyers who want Lake Oswego without a car for errands.

First Addition is the rare Lake Oswego address where you can actually live on foot — the lettered-and-numbered grid was platted as a company town, and downtown, the farmers' market, and three top schools are all inside a flat ten-minute walk. We steer families here who want the district's schools but bristle at the suburb's usual driveway-to-driveway routine. Inventory is overwhelmingly owner-occupied period homes, so true rentals are scarce and turn over fast; when one appears it's usually the upper floor of a remodeled craftsman or a small newer condo. The trade-off is size — lots are tight and yards are modest, so clients who need a big fenced yard for dogs or kids often end up looking south in Lake Grove instead. We pre-place spring-relocating families by February because the walkable inventory is the first to vanish before the August move wave.

  • Many rentals are the upper unit of an owner-occupied home — confirm separate entrances, laundry access, and whether utilities are split or shared before signing
  • On-street parking on the numbered streets fills during farmers'-market season; verify a deeded or off-street space in writing
  • Older homes here predate modern insulation — ask for a winter heating-cost history, as charming single-pane character homes run cold and expensive
