Venice is the rare LA neighborhood where you can genuinely live without a car — beach, Abbot Kinney, groceries, and (for the Silicon Beach crowd) the office are all walkable or bike-able. We place tech, design, and entertainment clients here who prioritize lifestyle and walkability over schools and quiet. The housing is eclectic: canal cottages, walk-street bungalows, modern architectural homes, and Abbot Kinney lofts, with prices to match the address. The trade-offs are real and we name them — schools are middling, the boardwalk's edges carry visible homelessness, and parking is a daily negotiation. For the right client this is the most distinctive place to live in the LA basin; for a school-priority family it usually isn't the fit.

Our advice

Before you sign a lease

  • Canal and walk-street properties have no garage and rely on scarce permit street parking — confirm exactly what parking conveys
  • Coastal salt air and damp accelerate wear on older bungalows — inspect windows, HVAC, and for any mold history
  • Proximity to the boardwalk varies block by block on noise and foot traffic — walk the specific street at night before signing
