Important caveat: Pacific Palisades is in active rebuilding post-2025 fires.
Pacific Palisades remains one of LA's most desirable family neighborhoods on paper — Palisades Charter K-12 is excellent, beach access is immediate, and the canyon-village character is distinct. But the January 2025 wildfires destroyed significant portions of the residential housing stock, and as of May 2026 rebuilding is partial. Rent dynamics are unusual: some pockets are dramatically cheaper as families relocate temporarily; other intact areas (the Riviera, Huntington Palisades) are unchanged. We DO place clients here, but only after a careful conversation about the specific street, fire-zone status, and rebuilding timeline of adjacent properties. This is the neighborhood where our boutique value-add is most concrete.

Our advice
Before you sign a lease
- Verify the specific property survived the 2025 fires intact AND confirm the surrounding block status
- Insurance availability and cost have shifted significantly post-fire; verify before signing
- Rebuilding construction noise will be a feature of the next 2-4 years in affected blocks
- Some streets are temporarily restricted to residents and contractors only; verify access patterns
- School enrollment patterns are still re-stabilizing; confirm current catchment and capacity
