Los Feliz is Silver Lake's slightly older, more established neighbor — same eastside creative character, but with grander architecture, deeper lots, and direct access to Griffith Park. We send entertainment and media families here who want a walkable village (Hillhurst and Vermont both qualify) without giving up green space or period charm. Franklin Avenue Elementary is a genuine draw for families, though secondary schooling usually means a magnet or private path. The housing ranges from rent-controlled 1920s courtyard apartments to multimillion-dollar Laughlin Park estates, so budgets stretch wide. The catch is the same as the rest of the eastside: hillside parking is scarce, and the commute west to the studios or the coast is a real daily cost.

  • Many of the grand pre-war buildings are rent-controlled — confirm the unit's RSO status and any recent ownership changes
  • Hillside homes above Los Feliz Blvd sit in elevated fire and brush zones; verify defensible-space and insurance
  • Vintage apartments are charming but often have dated electrical and no central air — view before committing
