Echo Park has changed faster than almost any neighborhood in LA over the last decade, and the lake is the reason: its 2013 restoration turned a neglected pond into the social center of the eastside. We place younger creative and tech clients here who want Silver Lake energy at a slightly lower entry price and don't mind being part of an active gentrification story. The neighborhood is genuinely diverse and walkable, with Sunset Boulevard's bars and venues a short stroll from the lake. Schools are the weak point — fine at a couple of elementaries, thin above that — so this skews toward singles, couples, and pre-school-age families. We're candid with clients that this is a neighborhood with real displacement tensions, and we factor that into the conversation.

Our advice

Before you sign a lease

  • Much of the housing stock is rent-controlled (RSO) — confirm status, and be wary of recently renovated units with sharp rent jumps
  • Hillside streets above the lake are narrow with permit-only parking; confirm exactly what parking a unit includes
  • Some older hillside homes have deferred foundation and drainage issues — request inspection reports before signing
