Eagle Rock is the family-anchored neighbor to Highland Park: same northeast-LA Craftsman housing, but calmer, leafier, and with stronger elementary schools. We place young families here who want a detached home with a yard, walkable enough for a coffee or dinner on Colorado Boulevard, without paying west-side prices. Dahlia Heights Elementary is a genuine draw, and the presence of Occidental College gives the neighborhood a steady, slightly academic character. Walkability is good around Colorado but tapers in the residential hills, so most households keep a car. The commute downtown or to Pasadena is short; getting to the west side is the real time cost, and we make sure clients understand it.

- Hillside blocks above Colorado sit in elevated brush-fire zones; confirm defensible space and insurance
- The 134 freeway runs along the south edge — check noise exposure for addresses near it
