Pacific Relocation's take

Where the West Side's overlapping success stories live.

Beverly Hills (specifically the Flats — the area between Santa Monica Blvd and Sunset, Doheny and Beverly) is what people imagine when they imagine LA prestige. The Beverly Hills Unified School District is residency-verified and consistently top-rated, the Flats are flat (rare in LA's hillside-heavy west side), and walkability is unusually good. We place a small but consistent share of international relocations and senior entertainment industry families here. The trade is the cost — and a brand that some clients explicitly don't want.

Our advice

Before you sign a lease

  • BHUSD residency verification is strict; confirm school enrollment eligibility upfront
  • Many homes are owner-occupied with industry-sabbatical or pied-à-terre rentals — confirm year-round
  • Limited public transit; two-car household is realistic
  • Some buildings restrict short-term tenants under city ordinances — verify
