Moss Bay is our headline Kirkland placement: a genuine waterfront town center where you can live without a car for daily errands, which is rare east of the lake. We send clients here who loved Seattle's walkability but want a calmer, smaller scale — Park Lane, Marina Park, and the Cross Kirkland Corridor are all on foot, and Google Kirkland is a five-minute drive. Inventory is a thin mix of newer Lake Street and Central Way apartments plus older lakefront condos, so spring listings move fast and we run searches 60 days out. Peter Kirk Elementary (9/10) and the Lake Washington High assignment (10/10) make this work for families who can find a rare three-bedroom. Ask for units west of 6th Street if you want the short walk to the water without the summer-weekend crowds that fill Lake Street.

Our advice
Before you sign a lease
- Many downtown buildings unbundle parking ($100–$200/mo) and the public garages fill on summer weekends — confirm a dedicated stall in writing
- Older lakefront condo HOAs carry rental caps and pet bans; verify the building actually has rental capacity before paying a deposit
- Lake Street and Central Way units get real foot-traffic and event noise May–September — view on a Saturday evening before signing
