Juanita is where we land families who want a Lake Washington swim beach and the Juanita High–Kamiakin school stack without Moss Bay rents — figures here run roughly 20–25% under downtown. Juanita Beach Park with its summer Friday market is the neighborhood's living room, and Juanita Bay Park's boardwalks are a genuine birdwatching destination minutes away. Be candid about the elementaries: Juanita Elementary rates a 6 and Helen Keller a 5 on GreatSchools, well below the Moss Bay assignment, though Kamiakin Middle (8) and Juanita High (9) are strong — so this suits families entering the district for the upper grades. Housing is mostly garden apartments and rental houses, which makes large-dog and yard searches easier here than anywhere else in our Kirkland set. It is a car-first neighborhood; we steer clients to the flatter blocks near the beach rather than the steep Juanita Drive hillside if walkability matters.

Our advice

Before you sign a lease

  • Juanita Drive and the hillside lots are steep and sidewalk-light — confirm the actual walk to the beach and bus before assuming it's flat
  • Older 1970s–80s garden complexes can carry electric baseboard heat and dated windows; budget higher winter power bills
  • Beach-adjacent summer rentals price up seasonally and the park draws heavy weekend traffic and parking pressure May–September
