Upper Mission is our answer for households arriving with home-sale equity or executive budgets who want a new, large house, views, and don't mind driving for everything. Kettle Valley, Crawford and The Ponds rent almost entirely as whole homes and walk-out suites — three-bedroom houses here cost what a Mission townhome does, and the 2022 arrival of Mission Village at The Ponds fixed the old grocery-run complaint. The honest trade-offs: transit is a single infrequent route, downtown is a 15–20 minute drive, and winter mornings on the steep streets genuinely require snow tires. Families weigh Chute Lake and the new Canyon Falls Middle against the OKM Secondary run down the hill; wine people just count the Summerhill and CedarCreek minutes. We pre-book viewings in spring — whole-home inventory is thin year-round and the good houses never reach the weekend.

Our advice
Before you sign a lease
- This is wildfire interface country (the 2003 firestorm burned to these streets) — confirm your tenant insurance covers evacuation costs and ask about the home's FireSmart status
- Steep driveways and hill grades make winter tires effectively mandatory Nov–Mar; test the commute before committing if you work early shifts
- Many 'suites' up here are walk-outs under owner-occupied homes — clarify shared laundry, yard use and noise expectations in the lease itself
