Rutland is our value pick, and we say that without apology: the same money rents a two-bedroom apartment in the Mission or a whole three-bedroom house with a yard here. It suits trades and healthcare support staff, airport and UBCO commuters (both under 15 minutes), and ski households — Highway 33 runs straight up to Big White from the town centre. The district is the most culturally diverse in the Okanagan and it shows in the food along Rutland Road, while transit along the 97 and Hwy 33 corridors is among the city's most frequent. Be honest about the variance: blocks change character quickly near the town centre, so we walk every placement street after dark, and we favour Quigley Heights, Black Mountain and the streets backing Mission Creek for families. With Kelowna's vacancy at a national high, Rutland landlords are the most negotiable in the city right now — ask for the incentive.

Our advice

Before you sign a lease

  • Unpermitted secondary suites are common here — verify the suite is registered with the City before signing, or insurance and tenancy protections get murky
  • North Rutland sits under the YLW flight path; visit a viewing during morning departures before committing
  • Hwy 33 frontage buildings carry constant road noise — units one street back rent for nearly the same and sleep far better
