Lower Mission is where most of our family placements land: beaches, the OKM Secondary catchment, and Pandosy Village's walkable errands in one package, with Kelowna General a five-minute drive north for our healthcare clients. The trade-off is that it holds value stubbornly — even with Kelowna's vacancy at record highs, Mission landlords barely move on price, so we negotiate on terms (pets, parking, lease length) rather than rent. Three-bedroom houses and townhomes get locked up by school-driven families between February and May for July possession; arrive in autumn and you'll choose from leftovers. Micro-location advice: north of West Avenue puts you in walking range of the Village, while south of DeHart trades walkability for newer, larger floorplans. Older walk-up apartments near the beaches are charming but many still lack air conditioning, which matters more here than anywhere else in BC.

Our advice
Before you sign a lease
- Many 1960s–70s walk-ups have no AC — Okanagan heat domes make this a genuine health issue; confirm cooling before a summer move-in
- Lakeshore Road is being rebuilt in phases — ask about construction staging near your block before signing
- Summer weekend traffic and beach parking spill into side streets July–August; check whether your lease includes off-street parking
