Glenmore is our practical-family workhorse: a calm valley of crescents and cul-de-sacs that sits five minutes behind downtown and ten from both the airport and UBCO via Glenmore Road. Every elementary in the valley rates above the BC average, French immersion at École Glenmore is the local prize, and Aberdeen Hall is close enough that we place private-school families here over pricier neighbourhoods. Rental stock is mostly legal suites, townhomes and whole houses rather than apartments, which suits dog owners and three-bedroom budgets that the Mission would punish. Know the geography before you choose a listing: the established southern valley is leafy and walkable to schools, while North Glenmore and Wilden are newer but car-dependent for every errand. UBCO students compete hard for North Glenmore suites near Academy Way each September, so we steer families to spring possession dates.

Our advice
Before you sign a lease
- Many basement suites share a hydro meter with the upstairs home — get the utility split in writing, not as a handshake
- A French-immersion catchment address does not guarantee an École Glenmore seat; entry is by district lottery, so confirm before renting for the program
- Newer Wilden and Clifton hillside phases are active construction zones — ask what's slated to build behind your lot line
