We place young professionals, Kelowna General residents and downsizing no-car households here — it is genuinely the only neighbourhood in the city where daily life works on foot. The blocks north of Bernard around Ellis and Cawston (the Cultural District) are the sweet spot: galleries, the best coffee, and a five-minute walk to the waterfront without the Leon/Lawrence late-night noise. Kelowna's vacancy rate is now the highest of any Canadian metro and downtown has the deepest pipeline of new towers, so this is the one pocket where we routinely negotiate a free month or parking included — winter signings get the best terms. Families usually look elsewhere: catchment elementary scores are middling and most floorplans top out at two bedrooms. KGH is a 20-minute walk or six-minute drive south, which quietly serves our healthcare relocations well.

Our advice

Before you sign a lease

  • Several towers ran furnished short-term-rental units before BC's 2024 STR rules — ex-Airbnb suites often list furnished at a premium with high-turnover neighbours; ask the unit's history
  • Parking is almost always unbundled downtown — budget $100–$200/mo and confirm a stall actually conveys with the lease
  • Check what's permitted on the lot next door before signing; the downtown tower pipeline means 2+ years of construction noise on some blocks
