Where east-side families trade the commute for a golf-course backyard.

Black Mountain is our answer for families and downsizers who want a newer, larger home with views and don't mind that everything is a drive — it plays the same role on the east bench that Upper Mission plays on the south. The BlueSky master-planned community wraps the Black Mountain Golf Club in whole homes and walk-out suites, with Birkdale Park, public tennis and 5 km of trails built in, and the airport and UBCO both about 15 minutes down the hill. The honest trade-offs are the bench's: walkability is effectively zero, transit is a single infrequent route, and you will make a grocery run down to Rutland for anything beyond the basics. School-driven families like that Black Mountain Elementary is the strongest public option on this side, though the secondary run is down to Rutland. With Kelowna's vacancy at a national high, even this newer stock has softened slightly — we negotiate on terms and the occasional free month. Micro-location: the upper BlueSky streets buy the biggest views but the steepest winter driveways, while the lower bench near Nickel Road trades the panorama for an easier drive.

Our advice

Before you sign a lease

  • This is grassland wildfire-interface country — confirm tenant insurance covers evacuation costs and ask about the home's FireSmart status before signing
  • Steep bench driveways make winter tires effectively mandatory Nov–Mar; test the hill commute before committing if you work early shifts
  • Many 'suites' here are walk-outs under owner-occupied homes — clarify shared laundry, yard use, parking and noise expectations in the lease itself
