Pacific Relocation's take
Our default first answer for Intel families who want walkability.
Orenco Station is the address we show first to relocating Intel and hardware families who want the rare westside combination of a true walkable town center and a short hop to the campuses. The town center — New Seasons, Ava Roasteria, a clutch of restaurants and the green — sits right on the MAX, and the Orenco and Quatama stations make a car-light life genuinely workable here in a way little else in the metro matches. The housing is the polished planned mix of townhomes, rowhouses and newer apartments, which is exactly the appeal and also the catch: you pay a clear premium over the rest of Hillsboro and you will not find a big lot. Schools are solid-but-not-stellar at the elementary level, with the stronger story at the high-school feeders, so we walk families through the exact assigned chain rather than the neighborhood's glossy reputation. Demand from the campuses keeps the best units tight, so we pre-place clients four to six weeks ahead of an Intel start date. It suits dual-income tech couples and young families who would rather walk to dinner than mow a lawn.

Our advice
Before you sign a lease
- Orenco carries a real rent premium over the rest of Hillsboro — compare the same floorplan in AmberGlen or Tanasbourne before assuming Orenco is the only walkable option
- Most newer communities add $40–75/mo per-pet rent, two-pet caps and breed limits on top of deposits — get the full pet addendum in writing
- Townhome and condo rentals are often HOA-governed; confirm parking, rental caps and pet rules with the HOA, not just the listing agent
