Powell Valley is where we place clients who want a semi-rural lifestyle — larger lots, mature trees and a country edge — while staying inside reach of the city and the Mt. Hood corridor. The neighborhood sits under Gresham Butte with the Saddle Trail network out the back door, and the drive east to Sandy and the mountain is the quiet reason a lot of outdoor-minded families choose it. It suits households with kids and dogs who want space over walkability, and the assigned schools, including Powell Valley Elementary and nearby Sam Barlow High, are respectable. The honest trade-off is that this is a car-dependent area with thin transit and the longest Portland commute of these five, so it works best for remote or Gresham-based workers. True acreage rentals are scarce and often lease privately rather than on the big listing sites, so we tell clients to give us lead time and stay flexible on exact street. For the right buyer-turned-renter it is the closest thing to country living you will find this close to the metro.

Before you sign a lease

  • Some properties sit on wells and septic rather than city services — confirm water, septic and maintenance responsibilities in the lease
  • Larger lots mean the tenant often owns landscaping and snow/ice upkeep on private lanes; clarify who maintains the driveway
  • Cell and broadband coverage thins toward the butte and Powell Valley Road — test connectivity at the actual address if you work from home
