North Gresham is our go-to for families who want a settled residential feel and the strongest public schools in the city — North Gresham Elementary is the draw, and the surrounding streets of mid-century and newer homes are quiet and yard-friendly. It suits parents with school-age kids and dog owners who need a fence, since single-family rentals are far more common here than downtown or Rockwood. The trade-off is walkability and transit: this is a drive-to-errands neighborhood, and downtown or the MAX is a short drive rather than a walk. Commutes into Portland run longer from this side of the city, so we are honest with hybrid workers about the morning trade. Inventory of detached rentals is limited and the school-zoned houses lease fast for an August start, so we tell families to begin looking by April. For the right household this is the most house and yard you will get inside Gresham city limits.

- Many homes sit a real drive from transit; budget for two cars or a longer commute if you work in Portland
