Historic Southeast is our pick for clients who want a quiet, tree-lined grid of older bungalows and Craftsman houses but still want to walk to Main Street and Main City Park. The streets here are flat and connected, the Springwater Trail runs right through, and East Gresham Elementary is among the stronger public schools in the downtown core. It suits young families and remote workers who value character housing and walkability over new finishes — most of the stock is pre-1960 single-family and duplexes, so expect older systems and the occasional fixer. Inventory is thin because owners tend to hold, and the best yard-and-fence rentals lease fast in late spring before the summer move season. We tell clients to budget for utility quirks in these older homes but reassure them the location is hard to beat for the price. It is one of the few Gresham pockets where you can genuinely live car-light with kids.

- Pre-1960 houses here can have older wiring, single-pane windows and high winter heating bills — ask for recent utility statements
- Homes within a block of the Springwater Trail get cut-through foot and bike traffic; walk the property line before signing
- Some rentals predate modern permits for basement or garage conversions — confirm the bedroom count is legal and the unit is properly metered
