Central City is where we send transplants who want walkability and a one-seat MAX Blue Line ride into Portland without paying inner-Portland prices. Historic Main Avenue is a genuine downtown — breweries, the Saturday market, the arts plaza and Main City Park all inside a fifteen-minute walk — and the rents here are among the best values in the whole metro. The trade-off is schools: the assigned public schools sit middle-of-the-pack, so we steer families with school-age kids toward North Gresham or Powell Valley addresses instead. Housing is mostly mid-size apartments and older bungalows rather than new construction, and transit thins out fast once you leave the few blocks around the station. Rents have ticked up modestly over the past year but remain well below Portland proper, so this stays our default answer for single professionals and car-light couples. We place a lot of first-time-to-Oregon clients here and they settle in quickly.

Before you sign a lease

  • Units near the Central and Cleveland Avenue MAX platforms carry real train noise — tour during a weekday rush before signing
  • Several downtown apartments add $35–60/mo per-pet rent and breed limits on top of deposits; get the pet addendum in writing
  • Some older Main Street walk-ups lack dedicated parking — confirm whether a permit or paid space is included or budget $50–100/mo
