Silver Lake is our default Everett answer for families: a real swim lake at Thornton A. Sullivan Park, the strongest school stack in the city (Silver Lake Elementary 8, Gateway Middle 7, Cascade High 7), and quick I-5 and Boeing access. The housing is a practical mix of garden-apartment complexes ringing the lake and detached houses on the surrounding streets, and the complexes are the most pet-friendly stock in our Everett set. This is the future light-rail story too — the Mariner and 128th Street Link stations land just south of here later in the 2030s, which is part of why we like the long-term bet. The trade-off is that it is suburban and car-first; walkability is modest and most errands mean a short drive. We steer school-focused families to the blocks inside the Silver Lake Elementary boundary and confirm the assignment in writing, since it shifts street to street.

Before you sign a lease
- School-attendance boundaries cut through this area — verify the assigned elementary for the exact address in writing before signing
- Larger garden complexes dangle move-in concessions that vanish at renewal — negotiate a renewal cap and get the all-in monthly (with pet and amenity fees) up front
- Units backing onto I-5 or the Mall Way arterials carry steady traffic noise — ask which way the unit faces and tour at rush hour
