Riverside is our budget-conscious Everett answer: older houses and duplexes on quiet blocks at the lowest rents in our set, minutes from Providence Regional Medical Center. We place a lot of nurses, residents, and hospital support staff here precisely for that short commute, and for renters who want a yard and a dog without downtown pricing. Be candid about the trade-offs — the assigned schools rate modestly, walkability is moderate rather than urban, and the housing stock is older, so condition varies house to house. The upside is real space for the money and an easy drive or bus to downtown and the waterfront. We steer clients toward the blocks nearer Rucker and Colby for the calmer streets, and we always tour a specific house at the time of day the client commutes.

- Older homes here vary widely in condition — inspect heating, windows, and moisture before signing, and ask about insulation and winter bills
- Some streets back onto hospital and Broadway traffic; confirm the actual noise level and parking on the specific block at peak hours
- Individually owned rentals mean inconsistent management — pin down who handles repairs and yard care in writing
