Port Gardner is where we send clients who want Everett's history and bay views without giving up a walk to downtown. The Rucker Hill blocks hold the city's grandest old lumber-baron houses, Grand Avenue Park's bluff-top lawn and pedestrian bridge are a daily-walk amenity, and Hewitt Avenue is an easy fifteen minutes on foot. The housing is mostly owner-leased character homes and duplexes, which makes this our pick for clients with a dog and a need for a yard — but it also means listings are thin and turn over slowly, so plan a wider search window. Like the rest of north Everett, the assigned secondary schools rate modestly, so weigh that if you have older kids. We steer clients to the streets west of Rucker toward the bluff for the best views and the quietest blocks.

- Many rentals are century-old houses — confirm who maintains the yard and aging systems, and ask whether knob-and-tube wiring has been updated
- Bluff-edge and view homes price on a premium that swings seasonally; comparable-shop against downtown before agreeing to a number
- Some historic homes still run on older furnaces or electric baseboard — ask for a recent winter power bill
