Bayside is our headline Everett placement for clients who want a genuine walk-to-everything downtown at a fraction of Seattle or Eastside rents. Hewitt Avenue carries the restaurants and bars, the Schack Art Center and Historic Everett Theatre give it real cultural texture, and Everett Station puts the Sounder train to Seattle a short walk away — with the future Link light-rail terminus the long-term upside many of our buyers are betting on. We place a lot of Boeing and Providence staff here, plus Seattle-priced-out professionals who still want a high street. The honest trade-off is schools: the assigned Everett High and North Middle rate below the south-end options, so this suits singles, couples, and downsizers more than school-age families. Ask for units on the quieter avenues above Colby rather than directly on Hewitt if you want the walkability without the late-night noise.

Our advice
Before you sign a lease
- Many downtown buildings unbundle parking ($75–$150/mo) and on-street permits are limited — confirm a dedicated stall in writing
- Hewitt and Colby units get real bar and event noise on weekends, especially near the arena — view on a Friday night before signing
- Some older brick conversions have single-pane windows and dated electric heat; ask for a recent winter power bill
