Walk-to-campus character for academics who'd rather not drive.

South University is where we place incoming UO faculty, visiting scholars and grad students who want to walk to their department and still live on a real tree-lined street. The blocks closest to campus mix purpose-built student rentals with handsome 1900s–1920s houses, and as you climb toward Fairmount and Hendricks Park the stock turns into single-family character homes with the South Eugene High catchment attached. The honest caveat is that this is a university neighborhood: parking is tight, the September move-in churn is real, and the blocks nearest 13th and Alder absorb game-day and party noise. We steer families and quieter academics to the streets east of Agate and up toward the park, where it calms down quickly. Hendricks Park and the riverfront path are the daily payoff, both reachable on foot. Inventory is seasonal — the best non-student houses surface in spring, well before the late-September rush.

Our advice

Before you sign a lease

  • Blocks near campus run on September–August student leases that reprice every fall — confirm the term and whether it is a by-the-room or whole-unit lease
  • Many older houses near campus are cut into unpermitted student rentals; verify legal occupancy and separate metering with the City of Eugene before signing
  • Autzen and campus event days bring parking restrictions and noise to the north blocks — view on a fall Saturday and ask about residential permit zones
