When a relocating family tells us schools come first, we start in South Eugene — the Edison and South Eugene High catchments carry real weight here, and we confirm exact 4J boundaries before any application goes in. The flats between Amazon Park and Hilyard give you sidewalks, the Southtowne shops and a genuinely bikeable commute to UO or downtown, while the South Hills above 30th trade walkability for fir trees, views and quiet. Rentals are overwhelmingly private houses rather than complexes, so inventory is thin and spring-listed homes for July move-ins are the rhythm to plan around. Physicians heading to PeaceHealth RiverBend should budget a 20–25 minute drive; this neighborhood suits UO and downtown commuters better. Our micro-advice: stay below the 30th Avenue line if anyone in the household doesn't drive, and walk the street grade before committing — some hillside driveways are genuinely alarming in January.
