The neighborhood our Eugene families ask to stay in for round two.
Friendly Area is our first showing for relocating families and UO faculty who want a real house, a fenced yard, and neighbors who wave. The stock is mostly 1920s–1950s bungalows on tree-lined grid streets, with the Friendly Street Market and J-Tea corner acting as the village square. Because almost nothing here is purpose-built rental, good single-family listings move in days — we ask clients to pre-approve applications and view within 24 hours. Micro-location matters: north of 24th is flatter and a quick bike to downtown, while the blocks toward 28th–29th are quieter and leafier. The western edge near Chambers runs a little cheaper but sits closer to the Amazon Creek low ground, so we check drainage history there. List season peaks March–June for July and August move-ins, which suits academic and hospital start dates well.

Our advice
Before you sign a lease
- Low-lying western blocks touch the Amazon Creek flood fringe — ask directly about past basement seepage and whether flood insurance is carried
- Many pre-1960 houses still have buried heating-oil tanks or original electrical panels; ask for decommissioning paperwork before signing
- Basement and backyard ADUs are common but not always permitted — verify legal occupancy with the City of Eugene before renting one
