When a clinician signs with PeaceHealth, Cal Young is the first map we open: RiverBend in Springfield is a reliable 10–12 minutes via Beltline or I-105, and you cross the Ferry Street Bridge into downtown in five. This is Eugene's most conventional suburbia — cul-de-sacs, garages, and the city's deepest pool of professionally managed apartments, which makes it the easiest place to land quickly or remotely. The trade-off is a car-first life (Walk Score 33), though the south edge near the river redeems it: from there the Ruth Bascom path gives you a flat, car-free ride to UO or the hospital district. Families target the Gilham catchment to the north, while Marist sits right in the neighborhood for private-school households. Complexes have genuine year-round availability and tend to offer winter concessions, so off-season movers do well here. We steer clients toward the streets west of Coburg Road for quieter nights away from the retail corridor.

Our advice

Before you sign a lease

  • Large complexes layer on mandatory fees — valet trash, package lockers, 'tech packages' — that can add $60–$100/month over the advertised rent
  • Pet rent plus breed and weight restrictions are near-universal in managed buildings; get large-dog approval in writing before paying deposits
  • Single-family rentals inside newer subdivisions carry HOA rules on RV, boat and even work-van parking — review the CC&Rs, not just the lease
