Westwood Plateau is where we place relocating families who lead with schools: the Aspenwood–Summit–Dr. Charles Best pattern is the strongest in SD43, and Charles Best's ~8.5 Fraser rating is the number clients name unprompted. Geographically it's a ridge on Eagle Mountain, so you trade walkability for privacy, quiet, big detached houses, and genuine mountain-and-city views. Rentals are scarcer here than down the hill and skew to townhomes and whole-house leases, so we pre-qualify clients and move quickly when a good listing appears — even in a softening market, plateau inventory is thin. The honest trade-off is the car: transit and walk scores are low, every errand is a drive down to City Centre or Austin, and winter brings the occasional snow day the rest of Coquitlam skips. The golf, the Coquitlam Crunch, and the trail network are the lifestyle payoff. If schools and space matter more than nightlife, nothing else in the city competes.

Our advice
Before you sign a lease
- Most rentals are individually owned houses or townhomes — confirm in writing who handles yard care, gutters, and snow clearing on the hill
- Plateau streets sit higher and colder; budget for winter heating and verify the unit and access road handle snow before a January move-in
- Whole-house leases here turn over slowly and price on thin comps — shop against Burke Mountain and Heritage Woods before agreeing to a number
