City Centre is where we place clients who want car-optional Metro Vancouver living at a meaningful discount to Burnaby or Vancouver towers. Two SkyTrain stations — Coquitlam Central and Lafarge Lake–Douglas — bracket the neighbourhood, so the mall, the lake, the aquatic centre, and Douglas College are all on foot. The rental stock is overwhelmingly new concrete towers, which means in-suite laundry, amenity floors, and honest building quality, but also amenity and parking fees that add $100–200 to the sticker. We steer clients toward the quieter blocks west of Pinetree Way near Town Centre Park rather than the busier Lougheed Highway edge. This is a soft landing for newcomers — the Korean and Iranian communities here are large and well-served — and rents have actually fallen through 2025–26, so it is a renter's market right now. Families do live here, but the schools are solid-not-stellar; the trade-off is unmatched convenience.

Our advice
Before you sign a lease
- Tower lease-ups quote net-effective rent after a free-month promo — confirm the gross rent your renewal will be based on, in writing
- Parking and storage are usually unbundled ($75–150/mo) and waitlisted in the newest buildings
- Several active tower sites near Pinetree Way and Glen Drive mean construction noise on some blocks through 2027 — check sightlines before signing
